During the design process the cohousing group was accompanied by an office of professional sociologists to help them develop skills to effectively execute a sociocracy. Organized according to the principles of sociocracy, the people of Gleis 21 created their entire living space in a “triad”: comprised of space for individual life in private apartments, for social life in the numerous shared areas and for public life in spaces open to the public; all of this with the aim of integrating public functions into the project.

Functional mixitè – Mix funzionale:
Extensive communal areas reflect the focus on communanality and also offer space for common and individual use: from the communal kitchen to the library and sauna on the top floor to the workshop, studio and fitness room in the basement. The whole rooftop floor is dedicated to the community.

Common spaces and shared living-Spazi comuni e abitare condiviso:
The whole groundfloor is open for the public. a communal bookshelf works as a communicator between the building and the public. The event space, a music school and a coffee-bar contribute to the neighbourhood. Gleis 21 acts as a community center for the district.

ENVIRONMENTAL SUSTAINABILITY-SOSTENIBILITÀ AMBIENTALE
The Gleis 21 co-housing project is environmentally and socialy sustainability. The wood hybrid construction and innovative assembly method with a high degree of prefabrication reduced construction time, transportation as well as noise and dust.

Description of the project:

According to the motto “setting the course together”, the co-housing project Gleis 21 was planned in a participatory manner with its future residents, from the urban development to the door handles. The property is located in the center of the new urban development area “Leben am Helmut Zilk Park” near the Vienna Central Station „Hauptbahnhof Wien“. The building and cultural association of the same name are dedicated to the social development of the district. The Gleis 21 community practices solidarity in many ways, including mutual aid and a solidarity fund for personal emergencies. Similarly, some of the apartments in the building are reserved for refugees in cooperation with the refugee service of the “Diakonie Österreich”.

Through a collaboration with Radio Orange, Okto TV and the Stadtkino Wien, Gleis 21 provides space and services for the socio-cultural development of the neighbourhood. A new cultural association, also called Gleis 21, will offer an appealing cultural program. As well, a music school in the basement will enrich the cultural life of the neighbourhood.

The co-housing project was designed as a compact, zero-energy building „Niedrigstenergiehaus” in an efficient wood-hybrid construction. The individually designed residential units on the four upper floors are accessed through a north-western facing external corridor. The building’s minimal structure maximizes flexibility for the residential units, all of which have a private balcony.

Extensive shared areas – including a communal kitchen, library, and sauna on the roof; and workshop, studio, and fitness room in the basement – reflect the focus on communality and also offer space for people to work together or on their own.
