Description of the project: 

 

Context / Urban Strategy

 

The project is part of the popular district of San Giuseppe, built in the fifties. The project is included in a set of operations for the “Contratti di quartiere II” located in the Municipality of Ortona (CH). The ATER of Chieti owns the lot of action on which there were three dilapidated buildings to be demolished.

 

Program / functions

 

The settlement involves the construction of 18 units of subsidized housing to be leased to the agreed rent, an area used to trade or tertiary ground floor, the construction of public and private parking spaces in the basement, the accommodation of green areas on the cover of  the ground floor with roof gardens and part of the free areas placed at street level.

 

Design strategy

 

Great importance was given to the system of pedestrian traffic with the construction of a public portico on Via della Libertà, a gallery inside the distribution activities of the ground floor, and the elevated green square accessed by a wide exterior staircase. The exterior facades and interior of the building take different expressive values; closed, austere and the outer self; open, crushed and colored the inside, overlooking the intimate place of the square raised.

 

Environmental sustainability

 

The outer facade to the south west was built with a system of ventilated wall tiles that provides a huge comfort in the summer.

 

The project is equipped with a solar thermal system for producing hot water; The project is equipped with a photovoltaic power 5.10 kWp. Their system operates in parallel with the electricity distribution network.

 

Economic sustainability

 

The project is co-financed by the Ministero dell’Ambiente with the so-called “Contratti di quartiere 2” for an amount of 250,000 Euros.

The remaining amount (€ 3,000,000) was covered from the ATER of Chieti that has a mortgage; This loan will be filled by the income derived from business premises on the ground floor and rents negotiated rents 18 apartments.

The estimated annual cash flow for the Ater of about 120,000 Euros.

 

Social Sustainability

One of the primary goals of the project was to raise the quality of social life in the neighborhood of San Giuseppe with the creation of different types of public open space (the elevated plaza, the porch, the gallery).

Complete the equipment of public spaces, parking transferred to the City in the basement (450 sqm.) And a common room for meetings on the ground floor.

 

In addition, the rent negotiated rents allowed access to housing in a large number of families, while ensuring a high quality standard of living.
