ECONOMIC SUSTAINABILITY

Cost of construction max: Construction costs are a bit over average 966 eur/m2 residential construction costs in Catalonia
Rental/sale cost compared to market price: Maximum sale cost of the housing for families in a system of sale limited in time: 1550 EUR/m2. It is about half the standard sale price in Barcelona. Maximum rental cost elderly housing: 5.70 EUR/m2 monthly. It is about 4 times below the standard rental price in Barcelona.

SOCIAL SUSTAINABILITY

Rules of allocation: Housing for the elderly is intended for non-dependent people. Aside from this requirement, assignments are made according to income criteria.
Protection of fragile categories: The building offers two basic types of differentiated social housing: rental housing for the elderly, located in the low-rise volume; and housing for families in a system of sale limited in time.
Involvement of inhabitants in the building process: Yes, Users of the elderly & neighborhood centers participated in the development of the project posing their needs and giving their opinion about uses and their distribution. The project was adapted to meet these approaches.
Community accompaniment in the life of the building: Users have a say in the ongoing management of the elderly compound. Self-organized citizens’ groups manage both public facilities aided by public officials from Barcelona City Government.

ENVIRONMENTAL SUSTAINABILITY

Functional mixitè: Elderly & neighborhood centers, with independent accesses on the main street, are indirectly related to housing, but they share same materiality and presence in the city.
Common spaces and shared living: Elderly housing has a multipurpose room and a roof-top outdoor orchard area where collective activities are carried out.
Techniques and strategies for environmental saving: AC production by high-efficiency aerothermic system. Centralized production of hot water by solar panels. Heat-recovery ventilation system. Industrialized solutions to minimize waste. Insulation made with recycled textile fibers. Pneumatic waste collection

Description of the project: 

The project addresses a complex program in a fixed volume established in the planning regulations according to a project of urban transformation of the 22@ area, where big residential and industrial buildings coexist. The project reflects these disparate conditions and adds one more condition: in spite of the diverse program that it houses, it is set to achieve the maximum visual unity, via a limited set of solutions and of elements of the different programs that constitute the project, so that a clear volume can be generated in order to dialogue neatly and powerfully with its context.

The program is stratified in height: the athenaeum for the elderly is situated on the ground floor and its relation to the elderly people housing on the upper floors is enhanced. The civic center is located on the first floor with an access space of double height located in the narrowest corner of the building. The facade of the main street is reserved for all access to the public facilities, while residential areas have their entrances on the other facades, using the rear pedestrian access for the elderly housing and locating the bar area of ​​the two centers.

The building offers two basic types of differentiated social housing: sheltered housing for rent for the elderly, located in the low volume; and housing for families in a system of sale limited in time. In both cases the plan is very compact due to the requirements of optimization of the available area.

Even with the triangular shape of the site, elderly housing are systematized to the fullest, repeating a main typology. The location of the vertical core in a central point minimizes circulations and brings in natural light in a third point of ​​the hall, which is also lit at both ends. The main effort for the residential building has been to minimize public areas and provide all apartments with cross ventilation. This has created a solution with 6 apartments per floor, with a single vertical core and 3 patios strategically located.

The facade is designed as an excavation of the total volume, without external projections, in different degrees of depth. The facades, made with off-white glass-fiber reinforced concrete panels, reinforce with their texture the mineral status of the volume and tune into the industrial environment of the building. The openings, dark red, reinforce the impression of depth. Ground floor, on the contrary, is provided with maximum transparency, taking advantage of the visual connection between the two long façades and the large interior courtyard of the civic center.
