ECONOMIC SUSTAINABILITY | SOSTENIBILITÀ ECONOMICA

The construction costs are within the fluctuation range of the “Statistical Cost Parameters for Buildings”. Even with the above-average housing qualities provided in this construction project, the construction costs are well below the maximum value.

Rental/sale cost compared to market price
Costo di affitto/ vendita rispetto al mercato
Within the framework of publicly subsidised housing, a rent cap is set by the funding body. The flats are offered significantly below the local rents.

SOCIAL SUSTAINABILITY – SOSTENIBILITÀ SOCIALE

Rules of allocation – Regole di assegnazione
The flats are offered to people with low incomes. Proof is generally provided by means of a certificate of eligibility for housing. In the case at hand, use is currently specified for students of the University of Hanover.

Protection of fragile categories
Tutela categorie fragili

The aim is to ease the housing market in conurbations and to be able to offer affordable housing for students. The flats are use-neutral and have a low warm rent.

Involvement of inhabitants in the building process – Coinvolgimento degli abitanti nel processo
The future users of the buildings were involved in the planning processes at an early stage.

Community accompaniment in the life of the building – Accompagnamento della comunità nella vita dell’edificio:
The operator provides tutors for the residents who supervise various activities. Especially in a housing complex with a large number of changing single households, the promotion of community activities is of great importance.

ENVIRONMENTAL SUSTAINABILITY
SOSTENIBILITÀ AMBIENTALE

Functional mixitè – Mix funzionale:
On the ground floor there are communal rooms and, in addition to the wheelchair-accessible flats, student workrooms for groups.

Common spaces and shared living-Spazi comuni e abitare condiviso:
The existing infrastructure of the University of Hannover with public transport, car parks, gastronomy, library and seminar rooms is complemented by what is on offer in the residential complex. Of course, these areas are also available to the public.

ENVIRONMENTAL SUSTAINABILITY-SOSTENIBILITÀ AMBIENTALE
The roof areas are covered with a 420 m2 photovoltaic system, the remaining areas are greened. As a CO2-neutral building material, wood ensures a good ecological balance. In total, around 200 tonnes of CO2 could be saved compared to solid construction.

Description of the project:

To meet the continuing high demand for affordable student housing, the Studentenwerk Hannover has built a new hall of residence for 184 students on Haltenhoffstrasse in Herrenhausen. The “Haus am Berggarten” was funded by the state of Lower Saxony with 3.8 million euros. Essentially, individual flats with their own kitchen and bathroom, as well as shared flats, have been built. In addition, student workrooms were realised on the ground floor alongside the wheelchair-accessible flats.

The building was developed as a KfW Efficiency House 40 in hybrid construction with a highly thermally insulated façade made of prefabricated wooden panel elements and a slim supporting structure made of prefabricated concrete elements.

The transoms of the multi-storey residential building with a wooden façade overlap the elongated ground floor and project beyond it on the side facing the street. The different storeys create a varied street scene and minimise the shading of the courtyards. The roof areas are covered with a 420 m2 photovoltaic system, the remaining areas were planted with greenery.

In order to meet a wide range of requirements, a highly prefabricated building in hybrid construction was developed with a combination of prefabricated reinforced concrete elements for the supporting structure and an outer shell of prefabricated, highly thermally insulated timber panel elements. The façade with a visible larch cladding is durable and does not harm the environment, even when viewed holistically over its life cycle. Thanks to prefabrication in the factory, the entire building was erected in only 19 months.

On the basis of a detailed fire protection concept, the building could be constructed with a combustible timber façade in agreement with the building supervisory authority in Hanover, despite the building class IV in this case. The staggered arrangement of the fire barriers creates the striking weave pattern of the façade.

Due to the prefabrication of the timber panel elements in the factory, timber as a building material contributes to a reduction in construction time and, as a CO2-neutral building material, ensures a significantly improved ecological balance. In total, around 200 tonnes of CO2 could be saved compared to a solid construction method. While other raw materials needed for building are becoming increasingly scarce, wood is constantly growing back. Wood construction is therefore a matter of course for us.
