ECONOMIC SUSTAINABILITY

Cost of construction max: Il costo di costruzione consuntivo, relativo sia ai lavori di restauro della Villa Boldù-Grimani sia a quelli della nuova palazzina per disabili, sistemazioni esterne e dei campi da gioco è pari complessivamente a 4’950’000 euro (iva esclusa).
Rental/sale cost compared to market price: La proprietà fondazione Gini non ha intenzione di vendere le unità abitative realizzate; ha deciso di affittarle a circa il 50% del valore di mercato degli affitti della zona.

SOCIAL SUSTAINABILITY

Rules of allocation:La Fondazione Gini ha instaurato vari accordi con le Istituzioni, quali il comune di Mirano e la Questura di Venezia. In base alle necessità ed ai posti disponibili, di volta in volta, vengono assegnati gli alloggi alle persone più bisognose.
Protection of fragile categories:Nel Villaggio solidale trovano posto molti categorie fragili, quali ad esempio i profughi richiedenti asilo, le ragazze madri (non necessariamente straniere), anziani in stato di disagio socio-economico, persone disabili.
Involvement of inhabitants in the building process: In fase di progettazione, data la presenza di alcune famiglie solidali che prestano aiuto nella vita di tutti i giorni del Villaggio, sono stati definite le dimensioni e caratteristiche di alcuni alloggi in base alle loro esigenze familiari.
Community accompaniment in the life of the building: Ogni giorno sono previsti dei momenti di convivialità (uno al mattino ed uno al pomeriggio) in cui tutti gli ospiti sono invitati; saltuariamente sono previsti anche dei pranzi e cene comunitari aperte a tutti gli abitanti del villaggio.

ENVIRONMENTAL SUSTAINABILITY

Functional mixitè: Sono presenti oltre a vari alloggi abitativi anche alcuni uffici, destinati alle attività della Fondazione Gini e ad alcune ONG che si occupano di realtà di sviluppo col terzo mondo (Africa in particolare).
Common spaces and shared living: Le aree esterne ed il bellissimo atrio affrescato della Villa Boldù-Grimani sono aperti alle visite esterne due volte alla settimana. Poi ci sono i campi da gioco (calcetto e basket) che sono aperti ed utilizzati da chiunque su prenotazione.
Techniques and strategies for environmental saving: Il restauro della Villa è stato eseguito con una completa riqualificazione energetica che ha rigurdato l’involucro edilizio, e gli impianti. La Palazzina è di fatto un edificio passivo con un fabbisogno per il riscaldamento inferiore ai 10 kwmq*anno.

Description of the project: 

Guido Gini’s Onlus Foundation patronised the realization of the Solidarity Village in Mirano, intended to support disadvantaged people, including old people and minors, single mothers, disabled people and asylum-seekers. Inside the wonderful nineteenth-century Boldù-Grimani mansion have been obtained twenty one apartments. Some of those dispatched to families who take part of “World of Community and Family Association”.
An important new build apartment block provides some flats for disabled people and other flats for people with a lower level of disability in order to make them partially independent. The apartments are allocated by agreement with social services of the Municipality of Mirano and the Veneto Region.

Architectural project includes the complete renovation of Boldù-Grimani mansion, that was totally in a state of abandon. The renovation concerned:
– reinforce and seismic improvement of supporting masonry structures; realization of underground foundation walls and crawl space; reinforcement and renovation of the gorgeous wooden roof, especially the one that covered the central hall, originally a carriages storage belonged to the noble Venetian family of Boldù; reinforce and partial renovation of existing wooden slabs.
– a complete energetic renovation of mansion through inner insulated wall; integration of adequate roof insulation made of wood fibres; renovation of external windows with triple-glazed insulating glass; integration of solar photovoltaic and thermal panels.
– complete renovation of facades, roof and especially the restoration of the beautiful painting decorations in central hall.
– complete renovation of all building systems with particular attention to energy-saving.
– rearrangement of internal spaces obtaining twenty one real estate units.
– rearrangement of external spaces obtaining some playing fields and remake of the original northern garden, destroyed in the early 20th century.

On the north-east side of property has been also realized an apartment block intended to disable people. There are seven flats; one of those is 600 square meters wide, destined to a disable community agreed upon the Veneto Region. It’s a passive building (near zero energy building) that puts in practise at the vanguard technical solutions for energy saving using renewable energy sources (surface geothermal, heat pumps, photovoltaic and thermal panels).
Total cost of works was 4’950’000,00 € (net of VAT).
