Description of the project: 

The building project is located in Lurago Marinone (CO), sited between the main localities on the provinces of Como, Varese and Milan; the lot is included into a PDZ- Plan of the Zone (L. 162/62), at the extremities of the historic center, near a residential zone and agricultural lots.

The project includes a building housing of 17 apartments and public spaces (playground and parking).

In relation to “the guidelines for the planning” for Regional Financing, on the demand for housing units and urban context, there was searched a connection between the tradition of the preexistent residential developments, architectural current and the use of technologies for respecting performance standards.

Concerned urban context and the morphology of the plot, the architecture of the building is composed from 2 structures connected as formation of a construction curtain parallel to the street at north to ensure privacy to the front of the house south faced, inside the lot.

The collocation of the volumes, respecting bioclimatic and housing and hygrotermic comfort, it is along the heliotermic axis, for a better saving and energetic provision.

Controlling surface area to volume, building types of 2 parties are:
A: one block with 3 floors and 3 apartments on each one;
B: row houses with 2 floors with 4 apartments on each one, with distribution “a ballatoio” that remember the lombard tradition called “case di ringhiera” and who’s function is as access/ distribution as well for social aggregation and economical reasons necessity of a single staircase/ lift.

Garages, cellars, common rooms are underground.

The apartments has a double facing, living areas with large windows to south and services and access to north; the control of solar radiation to the south is implemented by external projection of balconies and heaves of roof.

The environmental sustainability is guaranteed by:

  • – ideal house position with reducing the heat loss;
  • – correction of heat bridges (balconies separated from building structure);
  • – shell and internal partitions in CAA- autoclaved aerated concrete, made with natural materials and very insulating;
  • – the thermal power station is centralized and there is a solar thermal plant.


The building has a great planted garden and common spaces for social aggregation.

P.S.-the work was completed in late due to an interruption caused by the replacement of the Company executrix.
